A maintenance plan built around how your home is used.

Some homes need the standard Essential or Complete Care rhythm. Others need more flexibility. Custom Care Plans are for second homes, STRs, seasonal homes, and remote owners who need adjusted visit frequency, readiness checks, photo updates, or added coordination.

How it works

Start with the maintenance foundation, then customize the rhythm.

Custom Care Plans are not a separate property management service. They are a flexible version of Highline's recurring home maintenance model. The foundation is the same: scheduled preventative maintenance, practical small fixes when appropriate, seasonal readiness, photo-documented visit summaries, and the Highline Home Record. From there, we adjust visit frequency and optional add-ons based on how the home is actually used.

Base maintenance plan

Many homes start with Essential Care or Complete Care. That gives the home a steady preventative maintenance rhythm and starts building the Highline Home Record.

Custom visit frequency

Add monthly, quarterly, seasonal, pre-arrival, post-departure, or post-weather checkups depending on how often the property is used.

Remote-owner updates

Photo-documented visit summaries show what was checked, what was fixed, what needs attention, and what should be watched.

Coordination support

When work falls outside the maintenance visit, Highline can document the issue, explain the priority, and help coordinate or refer the next step.

Optional add-ons

Optional add-ons for homes that need more than a standard rhythm.

These add-ons are not automatically included. Some are handled by Highline when they fit the scope. Others may be quoted separately, referred out, or coordinated with outside vendors.

For STR owners, Custom Care Plans can help catch maintenance issues between guest stays, support cleaner communication, document damage or wear, and coordinate repair follow-up. Highline does not replace your cleaner, co-host, booking platform, or full property manager.

Orientation visit

We start by learning the property.

Before recurring work begins, Highline performs an orientation visit to learn the home, document paint colors, filter sizes, shutoff locations, panel locations, access notes, known issues, owner preferences, seasonal concerns, and starting condition details.

Highline Home Record

A clearer record for owners who are not always there.

Every visit adds to your Highline Home Record, a photo-documented maintenance and service history for the property. You can see what was checked, what was fixed, what needs attention, and what should be watched over time. For second-home and STR owners, that record helps reduce guesswork and keeps owners, cleaners, vendors, agents, and trades working from better information.

Scope

What Custom Care Plans do not include by default.

Custom Care Plans are not full property management. Highline does not handle bookings, guest communication, cleaning, landscaping, rental income, or 24/7 emergency response. Snow removal, pest control, and licensed trade work are not automatically included — when available, they may be quoted separately, referred out, or coordinated with the proper vendor.

Highline Home Services is not a licensed contractor. We handle minor maintenance and repair items when they fit the proper scope. Larger projects, permit-required work, and plumbing, electrical, HVAC, roofing, structural, gas, or specialty trade work may require a licensed professional.

Custom Care Plans typically range from $1,800 to $4,800 per year depending on visit frequency, property size, rental activity, seasonal needs, and requested add-ons. Extra services and trade work may be quoted separately.
